KG Layout : Privatization of Each Block in KG Layout!!!




There is a need for privatization of each Block in KG Layout, Each block can be handed over to a private gated community developers by providing them 30% of the allotted block for private use/sales.

This has many advantages:

1.  Quality of each block in the layout will be high as layout developers need to maintain their brand and reputation.
      2.  The cost of acquisition, formation of roads, electricity, water, sewage, and power supply will be taken care.
      3.  Private developers get a chance to own developed land without any acquisition cost.
      4. Each block can have a grand entrance with the name of the company that developed that block, and Private developers can make use of the commercial space for profits and end users get the advantage of quality development.
      5. Government will only be responsible for allotment of each block to developer without any other cost.

KG Layout : Employment Zones across Nadaprabhu Kempegowda Layout

Among the 13 employment zones, 3 major employment zones fall under the nearby spectrum of KG Layout.

This has many advantages:

  1. It will create more footfalls inside the layout.
       2. It will create more rental opportunities for newly built houses.
       3. It will create more employment in the zone.
       4. It will create more Shopping Complexes, Entertainment Zones, Malls and other recreational centers.
       5. It will enhance transport in the layout. 
       6. It will have its own impact in the real estate pricing.

KG Layout : Transportation Factors impacting the success of the layout !!!!





                                    Transport Facilities to be improved:

1. Bus Facilities: Confirmation to be taken on Bus Bays in each block of KG Layout. Frequency of the buses need to be improved.
2. Namma Metro: Metro Station is planned till Challeghatta is the latest news and might extend inside the KG Layout.
3. Auto: Auto Bays need to be improved along complete stretch.


                         Above pointers are very much required because:

1. This will encourage more people to move into the layout.
2. This will encourage commercial development like shops, malls and other commercial centers.
3. This will encourage not only self-use but rentals too.
4. This will encourage people in the villages to have better livelihood in future.
5. This will encourage more footfalls of people who live in the other areas to come up and set up their establishments
6. This will encourage the lifestyle and move the property prices up.
